Capitol Hill Landmark Estate

Sited majestically on the prominent corner of Federal Avenue East and East Galer Street, this landmark home is described in A Guide to Architecture in Washington State as "Mediterranean revival design on a lavish scale." Built for the Wallace Collins family in 1910, it was extensively redesigned in 1922 by noted architects Bebb and Gould for the second owners, U.S. Senator and logging executive Sherman Grammer. The cost was then nearly $200,000. In 1968 it was featured as the Seattle Symphony Designer Show House.
The original construction of the house is extremely solid. The framing is four courses of interlocking brick approximately two feet thick (the carriage house is three) faced with true stucco. When the previous owners purchased the home in 1985 extensive renovation was performed, while preserving the distinctive character of the home. When the current owners purchase in 1998, they continued the restoration. Today, this magnificent home enters its second century in grand style.

The Carriage House

Completely gutted and restored in 1990, the charming carriage house sits above a three-car garage. It is a fully self-contained apartment with bedroom, bath, sitting room and kitchen.

The Grounds
At 30,000 square feet, this beautiful property affords a level of privacy and an estate setting rarely available in-city. The current owners have enhanced the landscaping with many specimen plantings and extensive extra screening around the perimeter. Gracious original garden features include sunken south facing garden, pergola and lovely colonnade framing the lower terrace.
